Why you need an energy label

Since January 1, 2021, it has been mandatory to provide a final energy label when selling or renting out your home. This label immediately shows how energy-efficient your property is and highlights potential improvements. At Van Daal Real Estate, we keep it simple. How to request an energy label

In just three steps, you'll have your energy label for your property in the Delft or Rijswijk region:

  1. Schedule an appointment
    Easily book an appointment with a certified energy advisor by filling out the form at the bottom of this page or by contacting us by phone. Often, this can be arranged within a few days!

  2. Home inspection
    The energy advisor will visit your home to carry out the inspection. This usually takes between 1 and 2 hours, depending on the type of property. Make sure to have as much information on hand as possible, such as building plans and documentation of improvements and insulation measures. This will speed up the process.

  3. Receive your final energy label
    Within a few working days, you’ll receive the official energy label digitally in your inbox. This label is valid for 10 years.

An energy advisor at your home

Previously, you could easily arrange an energy label online yourself. However, due to new regulations, a home visit by a certified energy advisor is now mandatory. This means you need to schedule an appointment in time if you plan to sell or rent out your home. Don’t wait until the last minute!

During the inspection, the energy advisor will assess factors such as the building year, property type, insulation, type of glass, hot water system, solar panels, and heating. This ensures you receive an accurate and reliable energy label.

When don’t you need a (new) energy label?

Not every building falls under the energy label requirement. The government has outlined a few exceptions. You don’t need an energy label for:

  • Protected monuments
  • Holiday homes that are used for no more than four months a year
  • Industrial buildings
  • Temporary buildings
  • Religious buildings
  • Small or detached buildings with a floor area of less than 50m²

Before requesting a new energy label, always check if a valid label is already registered. You can easily do this via the EP-online register. For new-build homes: you’ll first receive a provisional label upon purchase, and only at completion will you get a final energy label. Make sure you have this final label, as only that version is valid for 10 years and required for sale or rental.
