The attractive building, an example of modern architecture designed by Sophie Valla Architects of Amsterdam, is constructed of high-quality sustainable materials in which the beautiful view and unique appearance play a major role. The complex features a lot of greenery, for example on the roofs and some facades, and its own water storage will be realized. Much of the construction will consist of CLT. CLT Construction, also called; cross laminated timber, is composed of several layers of wooden lamellas (planks) which are glued together crosswise to form constructive wooden panels. CLT Construction is one of the most environmentally friendly and energy-efficient construction techniques available because of its material, precision and weather-independent prefabrication, component weight and reuse capabilities. The total energy used in production is low and construction can be done quickly and efficiently.

The complex is located in field 6 south, on the Nieuwe Gracht. The self-build plots of field 6 south are in a central location, about 5 minutes walk from the historic center and Delft train station. The plot is located around the corner from the future Van Leeuwenhoekpark, through this park you can walk beautifully towards the station and the historic city center. At the front of the complex there is a beautiful view over the Nieuwe Gracht. At the rear is the communal garden.

The complex consists of several beautiful apartments on the upper floors and work/business space on the first floor, the apartments have large windows and spacious terraces. The apartments range in size from 56 to 144 m², making them suitable for different target groups. In cooperation with the architect, the new residents determine the layout of the apartments themselves.

The modern apartments feature underfloor heating and cooling, smart ventilation and solar panels. Type A, B, D, E and F have a generous balcony (16 m2) facing southwest. The CLT is visible at the ceiling, column and part of the walls.

CPO is a form of social project development in which future residents are joint principals for their own new construction project. Homes can be built at cost. House prices are based on size and materials. An average price of €5,400 per m2 is assumed.

The apartments will have their own storage space in the basement, in addition it is possible for the complex to purchase a number of parking spaces in a nearby building. The apartments will be delivered casco+. Among other things, the heat pump with underfloor heating and cooling, WTW system, partition walls, doors and the total finishing of the common/general areas are all included in the price. This means that one only has to take care of finishing the floors (and possibly the walls) and installing one's own kitchen and bathroom.
